Asphalt shingles are the most commonly used shingle as they are cheap to use and can last on average 20-40 years if kept in good order.

Slate shingles or tiles as they are called in Europe can last from 80-400 years, especially if they are sealed with metal flashing. But even these can leak, especially above the nail hole as it rips over time with the constant force of gravity and weight pulling against the nail. Tiles can crack and split and come clean off. Once any type of tile starts to deteriorate over time, it begins to rot and shrink. If the nail heads are exposed as you see on lots of worn, older roofs, then water will freely enter and begin to rot timber and felt underneath and make its way down walls, ceilings and plaster.

 

Storm Damage

If you are concerned about storms, concrete shingles are one of the best roofing materials to use. They can withstand high winds better then anything else and they also have a Grade A fire rating. If tiles blow off in a storm they can allow an avalanche of water to enter your home. If you experience a storm get a regulated licensed roofer to fix the damage. Don't go booking in with a kerb crawler who has landed on your doorstep claiming to be a damage repair expert. Experts don't go calling on doorsteps after a storm, so buyer beware you could be dealing with a scam artist.
